In
1992, the U.S. Environmental Protection Agency (EPA) and the U.S.
Department of Energy established a voluntary labeling program known as
ENERGY STAR to identify and promote energy-efficient products to
reduce greenhouse gas
emissions. Manufacturers signed on and began to produce appliances and
other electrical devices whose newly engineered systems began
delivering measurable environmental benefits, with direct cost and
energy use information. Today, the
ENERGY STAR label has become a trusted name in
sustainable products
for more than 12,000 organizations, delivering more than $16 billion in
energy savings (over non-ENERGY STAR products) in 2007.
It's no secret with our current President Barack Obama's push for a 500 million dollar
stimulus package through congress to promote
environmentally friendly developments, jobs and real estate that the future of Real Estate lays within Green Development.
The old motto of build low to sell high is maybe not so much of the
key anymore, and the new motto should be build efficient to sell more
efficient.
At

understand that developments of real estate have undergone tremendous
tests. Builders have been faced with foreclosures, bankruptcy, and
sometimes complete fire sales to save their own shirts.
We've found that a great deal of this stems from the
builders not obtaining a sound plan. Many developers and builders alike don't have
business plans and think since they are building real estate they are not subject to small business stipulations.
Nothing could be more further from the truth.
Builders and developers alike need to understand that when starting
a new development, most of the time they are opening up another company
specifically for that development.
This new company is classified as a new business and its proven that
9 out of 10 businesses fail in their first 2 years. It is no strange statistic that
9 out of 10 new businesses don't have professionally tailored
business plans.
What we seek to do is change the view point of builders, developers, and commercial real estate gurus that
you can't always rely on your Realtor. If you're in the helm position
you need to know your own project, and you need to have your own plan of action that was compiled with you.
Nothing else will suffice in this market.

Green Energy Plans
A
great deal of people feel that because they are cleaning up some area,
using environmental friendly chemicals, or using green technology for
their project they deserve to be qualified as Green. This is not the
case and the client should understand that being Green is a standard
that is given by a Nationally/Internationally Accredited Organization.
It is very similar to having a teacher set a standard that the student
must obtain to pass a test. Some students will come incredibly close to
passing but miss the marker by a question or two; although, there is a
great deal of correct material within the exam the student still
receives a non-passing grade. The standards that we utilize at E & D Services is the same standards that
lending institutions around the world will utilize to judge if a
project is Green or not.
We work to ensure that your
project will receive the same 3rd party business plan evaluations for
the standards passed by the US Green Building Council, the
American Recovery and Reinvestment Act of 2009, and the Federal
Regulations on Carbon Emissions put forth by the Federal Government of
the United States. It is important for the Borrower to understand that
some Green elements does not equal a Green Project.
In
addition we also work to ensure that your business plan presentations
are accomplished according to The Energy Independence and Security Act
of 2007, and the Energy Securities Act of 2005 (if power plant is in
US). If the plant is located outside of US we ensure that comparable
standards to the previous laws mentioned under US Guidelines are made
& Compliance with Eugene Green Energy Standard is fulfilled as
well. Lenders also stipulate that the client must show NREL CLASS
(National Renewable Energy Labs chart) to show WPD for Wind,
environmental study for Hydroelectricity projects on
upstream/downstream habitats, and show the standard Bio Fuels will
carry.

changing climate, and calls from politicians Lending Institutions
around the world have heeded the call.

engaged in International Green Energy projects it is important that you
fully understand these stipulations, and make sure that your business
plan presentation is centered around them.

and obtain a loan through a hand shake, we exist in the time period

Humanitarian Plans of Action
Humanitarianism
is an active belief in the value of human life (humanism), whereby
humans practice benevolent treatment and provide assistance to other
humans, in order to better humanity for both moral and logical reasons.
It is the philosophical belief in movement toward the improvement of
the human race in a variety of areas, used to describe a wide number of
activities relating specifically to human welfare.
Humanitarianism is based on a view that all human beings deserve
respect and dignity and should be treated as such. Therefore,
humanitarians work towards advancing the well-being of humanity as a
whole. It is the antithesis of the "us vs. them" mentality that
characterizes tribalism and ethnic nationalism. Humanitarians abhor
slavery, violation of basic and human rights, and discrimination on the
basis of features such as skin color, religion, ancestry, or place of
birth. Humanitarianism drives people to save lives, alleviate
suffering, and promote human dignity in the middle of man-made or
natural disasters. Humanitarianism is embraced by movements and people
across the political spectrum. The informal ideology can be summed up
by a quote from Albert Schweitzer "Humanitarianism consists in never
sacrificing a human being to a purpose."
Indeed these are very strong beliefs and many people think that
humanitarian projects simply consist of helping people. While it is
true that the concept of Humanitarian cannot exist without helping
people, the concept of helping people without a Humanitarian Cause is
also true. This happens to do with the laws, regulations, and
presentation of your project.
When it comes to humanitarian projects its important that you have a
fully developed business plan to model the minimum requirements for The
Universal Declaration of Human Rights (UDHR) which is a declaration
adopted by the United Nations General Assembly (10 December 1948 at the
Palais de Chaillot, Paris), International Bill of Human Rights,
International Covenant on Civil and Political Rights (1966), and/or The
International Covenant on Economic, Social and Cultural Rights
(ICESCR).
